We have engaged with many real estate companies in Boston over the years and while most are good - very good, EVO is stellar. Exceptional knowledge of not only the market, but also the finance world and how to make deals work for both the seller and buyer. The social media and marketing is second to none too. Loved working with EVO. Look forward to working again with Karina and team.

They are shameless and try to scam senior citizens into selling their homes to them. They claim they will make a good offer, but in reality, they give a lowball offer and say that this is what your home is worth. Um, I don't think so. As an informed person, who knows very well the value of my home, I had to laugh at their offer and their audacity!

Chris Sanner, your marketing folks dropped this envelope with your business card inside my house without any hello and walked away. Solicitation in such rude manner tells me a whole lot about not dealing with you or the organization you represent.

Background: I signed a lease on December 3rd 2023 (Jan 1, 2024 move in date) for an apartment in Charlestown, MA that was under construction at the time of lease signing. When I signed the lease, I was told by the two EVO brokers (Brian (lead on the project) & Gianna) that the unit was expected to be ready for move in by Jan 1st 2024 as per the start date on my lease. The brokers did note that there was a small chance it may be ready a little later (which was built into my contract). Reasons I will not work with EVO again: (i) Next to zero proactivity (I had to ask everyday) in providing updates regarding the status of the apartment leading up my Jan 1 lease start date, (ii) after the lease start date was already overdue, Brian & Gianna starting providing updates but they were vague, incoherent and often didn't align with previously provided guidance (I later learned this was because they actually had very little idea of where things stood due to their inability to properly coordinate with the general contractor / enable some modicum of accountability between parties), (iii) issues with the lease drafting itself (wrong unit # and didn't include that I had paid for a parking space in my rent - they amended both issues quickly to their credit), (iv) when I voiced frustration with how he was conducting the process, Brian would always say "we're in a worse spot if we don't get you in there" as if that was supposed to justify his inability to provide adequate information to a tenant who was apartmentless as a result of their delay, (v) Brian was rude and unprofessional when facetiming my broker and me when we were trying to view the progress on the apartment in mid-January 2024 (the lockbox they said we should use had also been broken into and we had to climb through the window to view the unit...), (vi) they said that the contractor would fix things in the apartment that were never actually fixed, (vii) when I finally did get to move in (1 month after the lease start date on my contract...), the entire interior of the building was covered in saw dust so I had to clean my whole unit and even after cleaning had scratchy eyes and a chest cough presumably due to remaining stubborn sawdust in my bedroom, (viii) when I called the property management company EVO was working with, they kept delaying my requests and would say they would "get to it later", but then EVO sold the property a week later after which the property management company said "the building is sold so we can't help" when I called for an update. Summary: EVO shouldn't rent out units to tenants when they have a high degree of certainty that they won't be ready by the lease start date. They clearly did that in this case for their own benefit and at my expense. If that case does arise, EVO and its brokers should facilitate information flow that enables accountability and all parties to be up to speed (the onerous should not be on the tenant to get information...). The 3rd party broker that I was working with mentioned that she has not experienced such an unprofessionally run process in her 30+ years of residential real estate brokerage. I am glad this sort of thing is not common.. I don't know to what degree Brian & Gianna were put in a bad spot by EVO or to what extent they tied me up in a grueling process knowingly. Either way, 1 star for EVO.
