2 months agoI am copying and pasting my husbands review because I wanted to add a few things as well. Not only are they horrible at completing maintenance requests they are CRIMINALS to boot! When my husband moved out of their property they charged him for blinds that were broken when he moved in. They charged him to remove a tree that was there when he moved in and also PAID to have trimmed after moving in. also charging him for replacing hedges that died during the freeze we had this year. The kicker is, they NEVER removed the tree or the hedges!!!! He was charged for normal wear and tear issues to be repaired which is ILLEGAL!!! Touch up painting, a shower door that is tough to open, Paint chipping near the tub, and a water stain on the ceiling in the master bedroom and the shower door being hard to open. He was charged for professionally cleaning the carpets which to my knowledge wasn't in his lease and therefore is a bogus charge. He was charged for the trim on the side garage door being rotted and there isn't ANY piping or water flow over there meaning it was due to weather and exterior conditions which he has no control over. My husbands review: If I could give 0 stars I would. The property was dirty as Iโll get out, Iโm talking stained toilets with god knows what, paint dried into the grout in living room which made everyone look at the floors, and the kitchen was not cleaned at all, caked on grease on the stove and cabinet's. 7 kitchen drawers and 3 never worked or nailed shut. Mold growing on kitchen floors next to the dishwasher that leaked, and this was all during my move in checklist. EVERY SINGLE blind was broken or had a piece missing. Reported everything to them through their website via โmeldsโ or as everyone else in the United States understands them as work orders. I signed a 2 year lease because rent keeps going up exponentially, not knowing there were so many problems with the house but out of the 24mo lease I had over 40 โmeldsโ. I turned in my checklist online with detailed pictures of everything, it literally took me 3 weeks to fill it out there was so much wrong. I had the upstairs and downstairs AC unit both go out in the middle of July a total of 3 times in 2yrs and each time it took 4-7 days to get someone out. Roof was leaking and they put a new roof. Stove/oven went out 2 weeks before thanksgiving and they didnโt replace it till 3 months later with no offer of compensation, I literally had to feed my kids with a microwave for 3 months. Garage door fell off track, almost on my vehicle, no replacement, just a bandaid. So much more, I left that house 1000% better than they expect to rent to the next poor person who rents from them. I will never rent from this company again and continue to educate people about this excuse of a company who suckers people. Stay away! The photos posted here were taken on June 28th. He Moved out April 30th and as you can see there is someone already living at the property. Side note the phots they posted on there ad on Zillow were all at least 2 1/2 years old. They told him to call below his review so they could "make it right". How about you call him and make it right.

in the last weekI cannot wait for my lease to end! I have not had AC for over 2 weeks! They continue to close out my service request but will not send a vendor to repair. I have 3 small children under 4 here and they do not care about fixing the AC. I just read a review of how they charged a tenant for blinds after move out, well I better not see that charge, the blinds were all broken when I moved in, Itโs listed on my condition form as well as I have copies of service request asking them to be replaced. They tried to charge me to remove a fence that was already here when I moved in, due to an HOA violation. I had to let them know not to contact me about that fence, it is not my responsibility to remove. I was asked if I had proof it was there prior I said yes, the many marketing picks posted online go find one. They are crooks and criminal, charging $44.95 for a โbenefitsโ package I have NOT seen any benefits itโs just another way to get money. I will not be renewing, cannot wait to get from under this lease.

2 months agoI am unsatisfied how my move in date went . Paint on the walls all different colors. A/C not working blowing out hot air and they have yet gotten anyone out to look at it itโs been 24 hours and I have a newborn Since the complaint and they told me to call nobody has reached out to me nor has came out . Horrible service 6/19/24 - Nobody still has contact me nor has the property manager. I donโt even know who that is .

2 weeks agoIf I could leave no stars I would. Do not rent or sign a lease with this company. I should have known better from the start. I had to sign the lease 3 different times when I toured I was assured that maintenance would come in and fix the issues two days after move in I came home to find the automatic door keypad had malfunctioned and we could not get into the house. I called they assured me it was priority hours later they have sent nobody. Iโm tired itโs so hot outside they basically donโt care. We had to call our own locksmith and pay to get into the house after reading the reviews and seeing that everyone else has had the same problems I am filled with regret weโre stuck dealing with these people for another year. As soon as our one year lease is up weโre moving this has been the biggest mistake of my life. They screw you with all these extra fees for nothing. Sad part is I would have been a good renter and I was planning on staying here for 3 years while we look for land and build a home. Please listen when I say do not do it. It is not worth it. It is impossible to speak to a real person and when you do they are not helpful

3 months agoI do not recommend this company to anyone that is looking for consistency, container service, or even a since of urgency to fix things when they are broken. This is by far the worst property management company ever. Please do not rent any properties that falls under this company. I am currently renting from this group and I have been without air for over 2 weeks now. Itโs extremely hot in Texas and I am ill. I have been calling and leaving emails daily. When I do speak with someone from their customer service department, the experience is not pleasant at all. Iโve been over talked while trying to explain my situation, yelled at, and hung up on. This company really should retrain their employees on customer service before continuing on in business. They really should reconsider their partnerships if they canโt make executive decisions when tenants are in distress or have medical emergencies. They finally sent someone out Wednesday June 12, but they did not complete the job due to needing approval from the property manager. Apparently no one is able to contact the property manager not even myself. What kind of company allows a tenant to suffer instead of making the executive decision to fix the issue then handle it with the property manager later. Due to the extreme heat and my illnesses, I had to be admitted to the hospital. Now I have accumulated hospital bills and still no working air as of 8.00 am, June 14, 2024. So more than likely I will have to pay for a hotel room once Iโm discharged because the heat is extreme if this issue isnโt attended to today. So not only will I have hospital bills, I will also have a hotel bill. Aww not to mention I am paying almost $2200 a month to stay at this property. Please do not give this company any of your time. I guarantee they will let you down.
