Horrible communication from property manager from day one of 4 years renting. Missed first walk through due to manager being out of country for 8 months and never came back or responded to inquiries about competing this step in renting. After living in MOLD INFESTED residence for 4 years, we were offered an opportunity to move out a month early, over a weekend with zero penalties, as the owner was wanting to sell. Upon final walk through, we noted we had provided brand new paint to cover patches but it was commented we still should have painted in the 4 days we had agreed to move out in.
We received our deposit back at a FRACTION of what we paid (we were always on time with payments and communication from our end for repairs) with the initial excuse being a penalty for moving out. Once pressed and reminded that this was documented in text, it was reported they were holding it for a painting service that will never be completed as the property is being sold as is.
DO NOT RENT FROM THIS COMPANY IF YOU WANT TO LIVE IN A NON MOLD INFESTED RESIDENCE OR IF YOU WANT PROPER COMMUNICATION.

I rented from them for four years, paid everything on time, did everything I was supposed to do. At the end of the third year was the first time my property manager Hailing Zhong attempted to make any kind of contact with me, only to tell me that the landlord is selling the house I'm renting and that if I wanted to, I could sign a lease for another year to have time to save money to move, so I accepted. During that time, the floors started to turn black from mold and we kept trying to get someone in there to fix them and she kept telling us "Well, it's going to have to get fixed eventually." and not sending anyone over. It took mushrooms growing out of the floor for her to send someone and they only did one small section, while most of the floor from the doorway and down the hall was affected. Also, they kept trying to get a photographer to go to my house while I wasn't home to take pictures of the inside while all my belongings were in there, which I wasn't comfortable with, so I wanted to be there while they did and they kept bothering me and pushing the situation until finally I had to be rude with the photographer about it and then he never responded to me again, so I just assume they got the message. Then back in July I closed on my new house at the end of the month and went to contact Hailing about how much it would cost to break the lease and she told me that it would be fine if I just moved out, and if I was out by August 4th, 2024, they would only charge me for the four days of rent and that the landlord was going to waive the fee for breaking the lease, since they were waiting for me to move out anyway. About a month later, they go to send me my deposit return and on it they charged me for six days of rent, when it was actually only four, which wasn't a big deal, BUT they also tried to charge me $750 for paint and wall touch ups. Unacceptable, they're selling the house AS IS, old paint and moldy floors and walls and are STILL trying to charge me, even though my lease says I'm not even responsible for interior walls. I told Hailing this and she tried to tell me it was because I didn't give thirty days notice, even though she was the one who told me not to worry about it, (plus I couldn't sign a lease again anyway, because they were all waiting for me to move out) and then that it was because the landlord waived the fee for breaking the lease even though I was willing to pay the next two months rent and the letter they sent says "Wall and paint touch ups", which the landlord is responsible for after 2-5 years. So to refuse this, you have to send a letter and the Deposit return check back to them, which I did, and hand delivered myself to make sure it was delivered before the fifteen day time limit was up. That was September 6th, 2024 (it's now October 22nd 2024) and since then I've sent several emails and text messages to Jeff Burgess and Kiran Burgess and to Hailing Zhong and all three of them have been ignoring me.
If you can, don't deal with this company or anyone who works there.
Lauren is a special type of Realtor that makes you feel relaxed and comfortable, even though buying a home is very stressful time in someone's life. She is a Jax native and knows all the areas. I feel like she understands everyone person has a budget and that it's not always a large amount. So she never seemed put off that we were looking in lower price ranges and that it might not be her biggest sale of the year. She was able to connect us with a mortgage professional who was so down to earth, who didn't use big finance words that make you lay awake at night worrying. She went to bat for us at the negotiation table and wasn't afraid to take a little advice from us every once in a while.
Lauren is a good ally to have when looking for what you need!
