We have been working with Mubashir for past several years buying our property and renting our other property through him. He has put us at ease during the whole process. Move out deposit - Beware of Deception by Omission !! When we moved out of our out rental property managed by Syed Mabashir(M&M Realty) and owned by Farzan Alam we asked to meet with Mr Mabashir for a final walk through. At our our meeting on June 3,2024 Mr Mabashir never walked through house with us, and we explained we had cleaned our home ourselves. Asked Mr Mabshir directly did he see anything that would prevent us from receiving our full deposit of $2650 refuned to us. His reply, "NO", everything looks in move in ready condition" but we have to go through a process. The process he was talking about was to rip off tennants for their deposits!! We received a statement dateed 6/26/24 in the mail they had deducted $1600 from our deposit. Some of the charges were us follows: $125 - to repair a leaky washer valve. Valve was not leaking on 6/3. $450 - professional house cleaning. We paid $100 to have our house cleaned monthly !!! $375 - carpet cleaning and stain removal. One stain !! normal cost I was quoted was $250 $75 - to replace Tube light in garage that was out when we moved in !!! $75 to replace on bulb ! All Mr Mabashir had to do was tell us we would be charged if we did not complete these repairs, but he just remained slient and told us "everything look in move in condition" !! These highly inflated charges are another part of the deception scam !! DECEPTION BY OMISSION !! This man can not be trusted !! Suggest you do not do business with Mr Marshir !!

Mr.Sayed is very great person and relator I ever meet. Knowledgeable, Ligament, expert and on top his main goal how to make stress less deal for his clients.
