Is it possible to give less than one star? Atlas Group Management is the most negligent landlord I've had in over twenty years of renting. I urge you to ignore these fake 5-star reviews that just happen to pop up after negative ones. Let's give examples! 1. Construction on the entire building with ZERO notice to tenants. Zero notices posted in the hallways, zero emails sent to tenants, zero notice when we signed our lease. Every morning from 7:15am to 5:30pm for six months+, the walls were literally shaking. It took them MONTHS to care that dust was constantly covering our hallways, to the point that we would write "clean me" on the walls and it would stay there for a month. No lead or asbestos precautions for tenants despite the building being over 100 years old. Workers going around in respirators, keeping all the windows closed, but all of the apartment doors open, and dust coating the common hallways. 2. Absolutely refusing to answer maintenance inquiries, then closing the support tickets with no response. Leaks, broken lobby doors, no working heat, and when the heat finally worked, it leaked every time. It got to the point that they didn't answer for over three months! When they did answer, it was to raise our rent for the next lease! And good luck getting anyone on the phone, they'll start to actually decline your calls. 3. Constant gas leaks, constant rain leaks, constant fire department reports because alarms are set off weekly if not daily by the construction. Again, all silence from the management company. They were shut down by the city three times due to negligent work! The only time they care about leaks, is when it triggers the fire alarm and they're forced to do something about it. Their "automated" system for creating tickets goes nowhere. 4. No heat until late November, no AC until September. AC that's finally provided constantly blows fuses that they refuse to fix. They replaced the perfectly functional steam radiators that actually heated the apartment with this horrible "split" system that provided heat and AC, so be ready for electric bills that are $300! Oh, and if you don't leave your heat on constantly, it's 40-50 degrees ambient in your apartment. They also took out the radiators in the hallways, so it was never better out there. 5. Negligent USPS and package changes. They changed the lock to the door, never gave USPS a new key, so we couldn't get mail delivered for over three weeks! When we tried to tell them and sent them the half dozen notices taped to the front door saying they can't deliver mail until the landlord gives the new key, they tried to blame the tenants! There was also no intercom, so all packages were left OUTSIDE. It's such a shame! The apartment when we moved in was great by itself. We loved the neighborhood, and the other people in the building were always friendly. They're so focused on the next tenant that they'll never care about the ones they already have. And it's not just us, EVERY SINGLE TENANT MOVED OUT AFTER A YEAR. Save yourself the headache and the money, they aren't worth a fraction of what they're charging. Photo 1: Someone kicked in or broke into the building from the pieces or plywood they used to cover the construction. No one from management answered or acknowledged for three days. Photo 2: the ambient temperature in the building since there was no heat in the hallway and no insulation in the walls. We were walking around in jackets, and they decide to remove the radiators. Photo 3: Shows the dust in the hallway directly outside of our door. Every day, for six months. Is it lead? Is it asbestos? Who's to say, certainly not Atlas. Photo 4: Showing a leak that ran through all four floors and into the basement. No one from Atlas responded for a full day, and only did because the fire department responded to the alarms going off. Photo 5: The workers tearing out the front door with no notice to tenants, literally steps away from our apartment door. Debris coating the floor, nails and wood falling everywhere. But don't worry, they brought a shovel!

Iโ€™ve had an amazing experience so far! My real estate agent, Carly, was able to quickly find me a stunning apartment that met all my wants. From the moment I reached out to her, she had tons of great options to show me, and found the spot I love very quickly. Sheโ€™s extremely responsive, friendly, and on top of everything Iโ€™ve asked her about so far. You are definitely in good hands with Carly! I would be totally lost without her! Iโ€™m looking forward to moving into the space soon. :)

I had an exceptional experience with Atlas! From start to finish, their team was professional, attentive, and incredibly helpful. They made the entire process of finding the perfect property smooth and stress-free. Their knowledge of the local market is unmatched, and they were always available to answer any questions I had. Their connection with landlords is excellent, which makes the entire process incredibly smooth. They are respectful, attentive, and always ready to show you as many units as you need to find the right fit. The teamโ€™s energy is amazingโ€”everyone is so positive and supportive! Special thanks to the CEO and co-founder, Ali, who works tirelessly to ensure clients are happy, and to Carly, who is exceptionally professional. Carly showed incredible patience and support, going beyond to help at every step. And thanks to Sarah, she was helpful and attentive throughout the work process. I couldnโ€™t have asked for a better experience. Highly recommend Atlas to anyone looking for a dedicated and reliable real estate broker!

Without a shadow of a doubt, the worst management company I have had the displeasure of dealing with during my time in Brighton. It is not simply about Atlas ignoring communications and being ineffective about solving problems, but rather how they actively create them. Routinely, Atlas would enter my unit without notice to preform "maintenance" that was far more destructive to the space then it was productive. Their intrusions into the space were unannounced and startling, at all hours of the day. Radiators were ripped out leaving holes in the floor for a new heating system that was both costly for tenants and faulty. Holes were left in ceilings for new light installations that were never patched. Pipes were cut but never fully removes or patched. The vent fan was removed and a hole over the stove was left in for a microwave that was never installed. New doors were installed that would not latch correctly. Often, repairs were done to the ceiling, without any preparation or notice, and there would be large amounts of debris left on everything in the room. The list of cases like this is extensive, and pictures are attached below, both of holes and cut pipes that were never resolved, mess left in the unit by workers, and more. This was all an effort to make the property look good in pictures, despite functionally and practically being a disaster. We had to alert the city of Boston last November that we did not have heat. It took an inspector coming out and serving Atlas for them to finally take action. Our rent went from $2,500 -> $3,200 and then we were offered to stay for another year at $3,400. An over 30% increase over 2 years for a space that was so poorly managed was of course not acceptable. In the first month of my tenancy, I was charged two times for first months rent (both ahead of time at signing, then on the 1st as well). When bringing this to Atlas's attention, i was referred to their accountant who did not respond to emails. The issue took weeks to resolve and for me to get my money back, and I was told numerous times that my book keeping was incorrect and they charged me correctly. Mind you this $2,500 that they automatically drawn from my account. Do not be like us saying "i should have known better" after signing a lease with this company or related companies like Savage Properties. It truly was a terrible experience and i could not recommend running away from any property Atlas/Savage is is involved with. It is not just about Atlas being ineffective about solving problems, but rather how they actively create them.

Carly Gundersen was amazing to work with! She really got what we were looking for and made the whole process so much easier by sending us a bunch of great listings. She was always quick to respond to any questions we had and was super easy to talk to. If youโ€™re looking to buy or sell, Iโ€™d highly recommend Carly. She made everything stress-free and was a pleasure to work with!
